Government Land Sales Programme – 1H2023 Tengah Plantation
Those who are looking to purchase a property in Tengah Plantation will be glad to know that the government is planning to sell the land in the first half of 2023. The land, which is situated near Kampong Bugis, is part of the Reserve List and will be sold under the government’s Land Sales Programme.
Reserve List site at Kampong Bugis has been removed from 1H2022 Reserve List
Previously, the Reserve List site at Kampong Bugis was on the 1H2022 Government Land Sales Programme Reserve List. However, due to delays in soil remediation work, the site was removed. This will allow the Master Developer to develop a comprehensive master plan for this site.
This site, which is located at the mouth of the Kallang River, will be developed into a people-centric waterfront residential precinct with a lively waterfront park, new community facilities, a storm water treatment system and a pneumatic waste conveyance system. The site also allows for development in phases.
It is estimated that the site will yield 385 homes. There will also be shops and services available for residents’ personal needs. There will be recreational facilities, parks and playgrounds, and even childcare centres.
Reserve List site at Tengah Plantation Loop has been added to 1H2023 Reserve List
Several new sites have been awarded to developers for their development projects. These include one site that will be added to Tampines Avenue 11 and another that will be added to Tengah Plantation Loop. The latter is a new residential estate that is closest to Chinese Garden on the East West Line.
The site is expected to be launched by 2020. It is located adjacent to the Beauty World Plaza and is opposite the Jalan Anak Bukit mixed-use development. The development includes 120 residential units. The average price of the units was estimated at $2,150 to $2,200 psf.
The site is also located near many schools and is expected to be a sustainable car-lite estate. It is a good fit for the authority’s vision for CBD revitalization. It will be a mixed-use development that is estimated to have a GFA of 11,250 sqm.

Currently, the Urban Redevelopment Authority has announced fourteen sites for the GLS Programme in 2H2022. There are five residential sites and one hotel site on the reserve list. The first sale site in 2H2022 will be in the Marina South precinct. This will include shops, parks and recreational facilities.
